Living here: what to check before you buy or rent

Before you commit, ask the agent or the building's management for the key details. Confirm the tenure, as this affects long-term value and financing. Ask about monthly maintenance fees and the sinking fund contribution, and whether there are any outstanding charges on the unit. Find out which facilities are available and whether they are in working order. Ask about parking allocation, security arrangements and how the building is managed. Always view the unit in person. Check for signs of leaks, damp, cracks and the condition of wiring, plumbing and windows. Look at shared areas such as lifts, corridors and refuse areas, as these show how well the building is maintained. If you are buying, check the title status with your lawyer and confirm whether the strata title has been issued. If you are renting, read the tenancy agreement carefully, agree on the deposits and note the condition of the unit before you move in.
