Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, because it can affect financing and resale. Ask for the current maintenance fee and sinking fund charges, and find out whether any special levies are planned. Check which facilities residents can use and how well they are kept. Always view the unit in person. Look for leaks, test the water pressure and check the wiring and the condition of windows and doors. Visit the common areas, lifts and parking at different times of day. Buyers should check the title type, ask whether the strata title has been issued and confirm the seller's ownership through a lawyer. Tenants should read the tenancy agreement carefully, including the deposit, the notice period and who pays for repairs.
