Double Sty Superlink Cahaya SPK Shah Alam

Cahaya SPK in Section U9, Shah Alam is an
integrated resort township featuring a mix of both
residential and commercial properties, educational
institutions and recreational parks. Developed by
SPK Homes, the low-density township sits upon 500
acres of leasehold land. The whole township is
estimated to take 12 years for it to be truly
completed.

At Cahaya SPK, the residential and commercial
properties in this township is to be approximately
4,000 units. Seeing that the township has over 500
acres of land, on average, there is only six units
per acre. The precincts of the development is
spreader out systematically, there will be buffer
zones in form of recreational facilities, garden
parks, crystalline lakes, water canals, among
others, in between the property developments. In
fact, the residents may be pleasantly surprised to
know that 15% of the land (over 78 acres) has been
dedicated to natural parkland, water canals, and
recreational facilities.

The residential part of Cahaya SPK will consist of
several precincts. It is believed that there will
be 791 superlink double-storey homes, 146
semi-detached homes, 196 link semi-detached homes,
260 bungalows, 18 linked bungalows, 80 bungalow
lots, and 2,443 apartment and condominium units.
The first precinct consists of bungalow units. The
bungalows are between 7,685 sf and 37,760 sf.

The second precinct is where 142 superlink homes
are, and they have a built-up area of 2,325 sf.
Phase 3 is dubbed Park Link Villas @ Precinct 3,
and it features a mix of 92 units consisting of
2-storey link semi-detached houses, semi-detached
houses, and linked bungalows.

12 acres of land have been dedicated to the
commercial part of Cahaya SPK. This development
incorporates a mix of shops and office towers.
There are many facilities available at Cahaya SPK.
This is because it is SPK Homes' vision to promote
healthy living and outdoor activities amongst the
residents. The Cahaya SPK Resort Club is a 38,000
sf full-fledged clubhouse great facilities that
include an Olympic-sized swimming pool, children's
fun pool, badminton courts, table tennis, squash
courts, sauna and others.

One of the newer phases of the development is 50
Residensi @ Cahaya SPK, which is to be fenced,
upmarket area separated from the rest of Cahaya
SPK. It would have sophisticated security with
24-hour patrol, CCTV surveillance and a panic
button installed in all units, along with two
motion detecting lights in all porches. Units
would have double volume ceiling, walk-in wardrobe
along with upwards of 2,421 sf of living space.

Cahaya SPK is nestled amongst established
neighborhoods in Shah Alam. This includes Bukit
Jelutong, Kayangan Heights, and Sunway Kayangan.
It is also linked to major highways such as the
North Klang Valley Expressway (NKVE), Sprint
Highway, and the Lebuhraya Guthrie Corridor.
